The “PREF”erred Investment Strategy
Deal Size
PREF specializes in deals that range from $3 million to $15 million. We have found we have a strategic advantage at this level, where we can be strategic, creative and intricately involved where funds and REITs cannot.
Geographic Focus
Our geographic focus is in the Southeast. We focus specifically on seven cities: Atlanta, Orlando, Tampa, Charleston and Columbia, SC, Charlotte, NC, and Nashville. PREF has a unique underlining of the dynamics in these cities (i.e. diversity and number of industries, government, transportation, education etc.) Furthermore we feel that this area represents our geographic sweet spot due to our vast experience completing deals in these areas and our ability to stay very hands-on and keep travel overhead low.
Investment Type
PREF specializes in a variety of investment types. They include retail, industrial, office, medical office, development and land speculation.
Activity Level
PREF typically analyzes approximately 10-15 potential purchases per month. From this offering, our goal is to thoroughly research and analyze 1-2 deals to act upon. With this activity, we hope to close a minimum of 4 transactions per year.
Accountability
If a deal fits our investors’ criteria, we will develop a business plan specific to that opportunity. Since each investment is different, the business plan will reflect the deals unique characteristics and goals. Accordingly, the financial structure will also vary.
