Purchase Details:
  • Purchased April 2014 for $1.075 million
  • At the time of purchase the property was occupied by The Woodfire Grill a 13 year old restaurant noted for fine dining.  
  • PREF spent $100,000 to renovate and upgrade the property.
  • Executed all cash purchase.
Result / Current Status:
  • Woodfire closed in May, 2015. The property was re-leased to Wilson Wolf Group, LLC for a new restaurant concept after only 30 days on the market validating the strength of the location. 
  • With the exception of vacant period between tenants the property is expected to generate a 9.0% return on equity.
